Here's our architect's 1st draft, which we've rejected. As you can see, he increased the space allotted to the stairwell and increased the size of the dining areas, the kitchen and the Master bathroom at the expense of the Master bedroom and living room.

We don't care for it.

Along with the larger kitchen, he also added an island. We'd hoped to have one, but have now decided against it. Even with the larger kitchen, the island makes things too cramped. Just three feet surround it on all sides, including the thru-way from dining room to breakfast nook.

He's also given the house a side door. We DO want that. We will probably place a greenhouse on that side, and it would be nice to be able to easily get from house to greenhouse - possibly even without going outdoors if the two are adjoined.

He added furniture so we can see how things might look. The living room is going to be big - those are 6' couches, and it still looks spacious.

I reviewed at least a dozen home design books looking for plans that met our criteria. This was actually the ONLY plan that came close - and I still had to make substantial changes. In each book, I noted the five or six designs that I liked, then presented them to my wife to further narrow them down. I actually found the selected plan in two books and unknowingly flagged it both times.

What we were looking for was:

o Single story with basement.
o NO split-level entry - the type where you enter the house, then have to decide whether to go half a flight up or half a flight down to get to the level you want. My wife doesn't care for them.
o No peninsulas. (Homes in NH need to be rectangular. Rooms that jut out from the main body of the house get cold.)
o The Master bedroom must be at least 17' x 15'. (We have big furniture.) *** The original design failed this test ***
o A single car garage adjacent to the basement.
o Between 1700 and 2300 sq ft main floor.
o 3 bedrooms (Master bedroom, Guest bedroom and Office). I'd have been fine, though, if the Guest bedroom and Office had been in the basement.
o Master bedroom on the main floor.
o No access to the master bedroom from the entryway. *** The original design failed this test ***
o Non-walk-out basement. (If a basement has an egress, it counts as living space and effectively doubles a home's taxable square footage. No egress = tax free.)
o Fireplace that's central to the house, not on a perimeter wall.
o Nothing too "weird." Some designs, for instance, had the kitchen smack dab in the middle. No windows.
o Front porch.

I think that was it, and it was surprisingly difficult to find. Do you have any interest in building a home? At this point, with all the changes we made and the original plan having been discontinued by the seller, I think we effectively own this plan. Your needs and preferences are probably different from ours, but let me know if you ever want a copy.
