We went with a discount broker. He charged just 1%. He did the bare minimum he had to do, but it was enough. The house sold in about a month.

NO $HIT. THe industry and Realtors hate Zillow.com. They deal in facts and figures. Realtors deal on hype/deceit and greed..........
