The place we're considering is in a gated community, about four miles from the campus, within walking distance of one of the school's free shuttles. We'll have to see what "within walking distance" really means.
If the unit looks reasonable and if it's available by April 1st, we could make an offer of $98k with the hope that if they counteroffer, we'll get it for $100k. They're currently asking $105k. There'll be no mortgage so we can close quickly.
Now, if it turns out that the place is rented to college kids and they won't be out until June, that would be a deal breaker. Part of the reason for buying is for the storage space we'd gain... space that we'll want to use before we head to NH in April.
