For the insulation, check out USA Insulation.

This is what they do and apparently it works extremely well. check this link out:

http://usainsulation.net/insulation-services/spray-foam/

Higher R value than regular fiberglass insulation in walls and attic.

Worth looking at.

There is a company that makes a stairway lift for older people to sit on a chair and ride up tot he second floor. They also make a small one person home elevator. Only in your case it could from your living level down to your basement and back up .....

EASIER than going up and down stairs....

That's what I had in mind.

As to the interior walls, the more clear view you have in your living areas the larger the home will feel and you will enjoy it more.

Sort of a semi- open concept that makes the house not so much of a cave. Just something that most people today are looking for....Very Happy

Re: “Was wondering if you gave any thought to maybe opening up any interior walls of that house plan so you could have a little more open space, say between living room and kitchen/and or dining area?”

When we extend the Master bedroom side of the house, we'll be able to make the kitchen and dining room larger. We could probably put a half-wall with kitchen counters between the kitchen and living room. Is that what you're thinking? It seems to me that the kitchen can be a busy and noisy place - what with the dishwasher, food preparation and all. Is that something people want to see and hear when they're relaxing in the living room? I'm not sure.

If you're thinking that we should have a Great Room for family get-togethers, remember that we've still got the basement - which will probably have its own small kitchen and an open design. We might not have many of those, though. Only my wife and I will be living in the house. Bedrooms 2 and 3 will probably be an office and a rarely used guest room. My wife claims she's even more interested in isolation than I am. (I don't believe her, though.)

Re: “Point 2. Consider at some point an elevator between your living level and basement as those older years come around. You will be surprised when you gets closer to 70 how the body does not like to cooperate and things go south.... That little plan ahead and then implementing will make life a lot easier on you and yours as you get older....”

Naw... problems like that wouldn't surprise me at all. They're the reason we're picking a home that has its Master bedroom on the main floor. An elevator, though? I don't know. Perhaps at the foyer, though, where we've penned in a coat closet. What would you think of a coat closet that IS an elevator???

Of course, this talk of an elevator brings back the possibility of a second story to the house. I think I'd want a one story w/ basement even if I had an elevator, though. Second floors get COLD.

Re: “3. USE SLOW EXPANDING insulating foam in between walls. That will block all cold air from coming inside and warm air escaping..... The high insulating value it adds is amazing. Also eliminates drafts....”

The spray kind? I thought that was for primarily for use around windows, to seal them up good and tight.

Re: “Other than that, like the plans..... As you will be living in a cold climate you want to retain as much heat as possible.”

Glad to hear it! This is something we have to get right the first time!
