We're also in an HOA, been here coming up on 40 years I guess and it was a few years old as we moved in.. While there were times when the 'control' of paints, lamdcaping was supposedly tight, it's fallen to become a toothless tiger, generally ignored, and several attempts to dissolve it have been made. Needing 100%, it always fails, one or two want the pool or RV storage, so we all continue the game...
Some lawns, but maybe split 50-50 with alternate landscaping.. We just rebuilt most of the front area last year, a tree needs to be replaced, maybe additional pavers here or there... Back yard I stripped a couple years back, awaiting some inspiration. If not for the surface tree roots I'd be tempted to turf it, just to be done with it, but some plantings need to go, others preserved. For now it's cover is the leaves, occasionally gathered. A few Birch trees need to come down, beetles, but so far the tree guys haven't returned calls... 2 are between us and our neighbor, lean the wrong way, so a climber will have to go up and take 'em apart on the way down... A couple others I can drop if I pull the RV out onto the street for a bit... So a lot of free firewood for family that still burn, else save it for camping trips...
HOA's are a pain, over the years a couple of accountants were busted for embezzling, pool maintenance is the only real cost today... We used to have our own CATV setup, but conned Comcast into taking it over...
No rush, but if the drought continues, it's going to hurt as we've already cut back, replaced inefficient appliances, etc.. Maybe just take longer vacations!
