Unfortunately (or perhaps I should say fortunately as home values have remained high here even with the recession) we live in a city with very strict rules and then on top of that our house is in a gated-community where everything is controlled by a 'homeowners association' with strict written rules. For example, you can't paint your house without getting the approval of your neighbors and even then you're limited to the approved palette of colors. While it is possible to go without grass, per se, you can't have empty ground, it has to be fully landscaped with something that is green and alive, which means that it will need to be irrigated to some level or another. Now it is true that our development is nearly 35 years old and new ones going in now, many of them have no lawns, but then it also feels like you're living in an apartment complex even though the houses are all single-family dwellings.

Now my lawn is very small, only a few hundred square feet in the front and not a whole lot more in the back. Down the sides of the house, one side is all sidewalk while the other side is all pea gravel so we only water the front and back, that which can be seen either from the street or by our neighbors.

Over the years I've eliminated all grass, don't even own a mower, drought type plantings, rocks, pavers, trees... I'm down to the system running about 8 minutes total a day for all zones... and that is minimal drippers or 1/4" soaker rings at each plant...

Minimize up here, so we can send more water down for your lawn!!
