It's a horror show!!! Fortunately he has managers for each area or property, but that doesn't come close to running the damn thing. Many don't require mortgage payments because the banks don't want the properties. Many are under water.

My son has volunteered to take them over but he's busy and doesn't understand what he would be getting into. He doesn't have the calm temperment needed to deal with this stuff. I don't want him pulling a Zimmerman because he finds tenants barbequing chickens in the living room.

My twins are helping with the paperwork, which is good for me and great for them.

Good management can turn it or dispose of it...

Inlaw has it down pat, doing it for decades, does not gamble, makes sure bets at every turn.. Works out well, for all... So whether here in CA or down in TX, all things are manageable...

I resisted slumlordship ages ago, too much time on the road, no way to pay attention to the properties... Raising a family, didn't need the extra hassles...

No fun at all... Unless someone else takes over!
