also by the way, per your post, house purchase transaction volume may be low (haven't checked) and sounds like declining house prices have not affected you directly in terms of actually undertaking transactions.

two points:

- foreclosure rates are high and result in housing turnover.

- rental rates are also affected by lower house prices and these have flattened off.

thinking a bit more, high farmland prices may also have been due to the government insurance programs protecting farming income. extremely valuable in the current crisis.

so probably this phenomenon was particularly prevalent in grain-specialising places like iowa. high prices plus government guarantees. port in a storm.
