As for the fly in the pudding, it's already there! The question is whether they'll let me get rid of it!
It's ridiculous, really. This parcel is far larger than most others in the area (most people on the street look to have about half an acre), but someone long ago apparently sold off nearly all of the parcel's road frontage, theoretically leaving the land undevelopable.
Maybe the problem was intentional. Isolating land from city roads is a pretty decent way to permanently protect a wilderness area, if an owner is so inclined.
But I think this probably resulted from a combination of ignorance and incompetence. The land was subdivided into its present form in the mid-1970s - just a couple of years after the 200' road frontage ordinance was enacted. Paperwork shows that this subdivision happened despite never receiving town approval! From what I've read on the internet, it isn't supposed to be possible to subdivide without leaving sufficient frontage. That might mean that permission to build is actually grandfathered in. My real estate agent thinks so. But my attorney thinks not, and I'll go with an attorney's opinion over a real estate agent's every time.
