How funny - since I've been to Niagara Falls and have talked about it here and on RB so many times.
The city proper is a dump... a cesspool, filled with starter crack houses and huge, hundred year old mansions that could be bought for considerably under 10,000 dollars. Yep, you read that right. Pretty wild housing prices, but you wouldn't want to live there.
The outskirts of the town... five or six miles from the falls... aren't bad at all. Quite nice, in places. In 2004 or 5, I visited one of the houses I'd lived in when I was young and found the entire neighborhood remodeled. I spoke with "my" house's owner and was even given a tour. It was a nice 4 bedroom, 2.5 bath, I think, in a better than average middle-class neighborhood and could be bought for about $70k.
I'm sure it would rent for more than $700/month, so it meets the criteria for an underpriced house. Too bad I'm enamoured with New Hampshire... and so down on New York.
