I was curious about my neighbor's land, so I took a walk to get the realtor's phone number off the sign. Sad to say, but the sign says "Sale Pending." As quick as that, it sold.

So long as I was there, I took some pictures of the land. Then I returned to my house and called the realtor to learn a little more.

The property was never listed on an MLS. The seller sold to "acquaintances." I wouldn't be surprised if he sold to his own family. It's 29 acres and sold for $143,000... so, about $5,000 an acre. That's really cheap.

My guess is that the field is less than 10 acres. The rest would be wooded land.

I manually stitched together the photos I took. Sorry for the poor quality, but I wasn't planning on piecing them together when I took them and it shows. I should have stood still. Still, here's a 360° 2-row panorama you might like. You can't really tell, but the field is LONG. I'd guess about 1,500 feet.

How funny. The parcel next to mine IS up for sale. I noticed that on Monday. And it's a real beauty, better than my land... my current 10 acre land, not Property #2. I don't know anyone with a better spread than it - though, of course, I don't get around much and better places must exist. I just haven't seen 'em.

Anyway, the parcel next to mine is probably 15 or 20 acres, flat, consisting of both field and woods, and with a significant stream. It's really nice and is one of the last unimproved chunks of buildable land in this town. (That situation will change if new roads are built, though. There are a lot of people here with substantial acreage.) I don't know how much the seller is asking. Probably a lot.
